Guest Information & policies
Property access is limited to registered guests only. We are happy to pre-arrange tours of the Inn with advance notice.
Reservations & Deposit
Reservations made through our website (powered by Sirvoy) are considered requests until confirmed by the Innkeeper.
Upon confirmation, a deposit will be charged to the card on file equal to one-night’s accommodations (plus tax) and a booking confirmation email sent. At this point, any changes are subject to our cancellation policy.

Cancellations
Last-minute cancellations and shortened stays significantly affect our two-room B&B. As such, we have implemented the following cancellation policy.
- Cancellations made at least 14 days prior to arrival will receive a full refund minus $50 cancellation fee per room.
- Within 2-weeks of your scheduled arrival, your remaining balance will be charged and the reservation is considered non-refundable.
Please contact us as soon as possible with changes to your reservation.
Arrival & Departure
Check-in time is between 3 - 5 PM. If you expect to arrive outside of this window, arrangements must be made in advance. A $25 late check-in fee will be applied to arrivals after 5:30 PM without prior approval.
Check-out is at 11 AM.
Accessibility
The historic home was constructed in 1685 and has restrictions for certain guests depending on physical abilities. All entrances to the Inn require the use of stairs.
Connectivity | WiFi
Our location is remote and internet/wi-fi access is not provided. We recommend guests utilize a personal hotspot if needed. All cellular carriers are serviceable on the property.
Damages
Damages caused to the guest rooms, common areas, property or its contents will be assessed and charged to the guest’s credit card on file. Please report all spills, breakages or problems promptly to the innkeeper.
Smoking
Smoking is not permitted anywhere on the Inn at Eagles’ Watch property. That includes all guest rooms, indoor and outdoor common areas, the driveway, lawn and garden. A $750 fee will be assessed to the card on file for anyone found in violation of this policy. The use of candles or incense is also prohibited.
Children
The Inn is most appropriate for children 12 and over. Please contact us with questions about younger guests.
Pets
We love animals, however we are unable to accommodate guests’ pets.
Food Establishment Permit Exemption
Food is prepared in a kitchen that is not licensed as a restaurant and is thereby not subject to Virginia Department of Health (VDH) regulations governing restaurants.
